A timeshare is a property whereby several joint owners have the right to use that particular property and in this arrangement each person/organisation is allotted a period of time, usually a full week, and almost the same time every year for a certain number of years. Timeshares are a concept that has been embraced in the developed world and slowly in Africa.
Timeshares give a “home-away-from-home” atmosphere and are fully furnished so much that all one needs is to bring along their food and drink. The properties are fully equipped with fridges, stoves, microwaves, crockery, cutlery, TVs, lounge sofas, and anything else that makes the timeshare owner or guest as comfortable as possible during a vacation. Examples of timeshares in Zimbabwe include Blue Swallow Lodges in Nyanga, Kingfisher Cabanas in Kariba and Lokuthula Lodges in Victoria Falls. Ownership of timeshares allows one the opportunity to be part of RCI®.
Resort Condominium International® is the broker of timeshare exchanges and is the world's largest holiday timeshare company. Our timeshares are affiliated to RCI® and timeshare owners have the option to space bank their week in exchange for RCI® trading points which can be used to exchange for various resorts (5000+) around the world. This allows more holidays in different destinations locally and internationally, at different times of the year.
Blue Swallow Lodges are in Nyanga and Kingfisher Cabanas are in Kariba. These self-catering timeshares lodges are conveniently located on the same properties with two iconic hotels – Troutbeck Resort in Nyanga and Carribea Bay in Kariba and guests can access the hotel facilities including restaurants which offer scrumptious meals, activities such as canoeing, swimming and horse riding.
The lodges are 3 bedroomed with main ensuite and sleep up to 6 guests privately. An additional 2 children under the age of 12 can be accommodated in the lounges. A number of DSTV channels are also available.
Braai facilities can be enjoyed on the veranda and guests can relax in the plush and well-manicured gardens surrounded by the stunning and scenic views.
There are options to choose amongst a 10-year contract, 15 years, 20 years or 25 years.
The owner chooses a particular week of the 52 weeks in a year where they will be using the lodge for the week per year for the duration of their contract.
Owners have 5 options available:
- Occupying the unit for the specific week purchased;Instructing the developer (Dawn Properties Limited) to include their unit in a rental pool where proceeds received will be shared amongst participating owners;
- Renting out the unit privately
- Offering their week to a third party to whom a guest certificate would be issued; or
- Space banking their week in exchange for RCI® points.
Since the early 90’s
Renovations began end of last year where 1 unit was totally revamped. Currently 3 units are under renovation and the aim is to have renovated 10 of the 24 units by end of this year.
The pricing is actually quite reasonable and affordable. For as little as $4500 one can get a 10-year contract for an off-peak week. We also have the option where one can pay in instalments over periods up to 3 years.

There are tweny-four, 3-bedroomed units in Nyanga and eleven units in Kariba (with options of a 1 bedroomed, 2 bedroomed and 3 bedroomed units)
